Upcoming LIC Luxury Towers to Offer Rooftop Pool, Bocce Court, Greenhouse

LONG ISLAND CITY — More than 2,000 new luxury apartments will open near Queens Plaza in the coming months — part of two large projects currently being built that will offer rooftop swimming pools, bocce ball courts, a greenhouse for gardeners and other high-end perks.

The first, to be called ARC, is a 10-story building with 428 apartments at 30-02 39th Ave. between 30th and 31st streets that will start leasing to tenants in August, according to developer Lightstone.

The property will employ a full-time “lifestyle director” who will oversee its many amenities, which include a pool club on the roof with a 70-foot-long saltwater pool and cabanas, barbecues, a sundeck and bocce ball courts, according to a press release. 

The inside of the building will have a gym with a basketball court, spin room, yoga studio and a golf simulator, the developer said. An outdoor private courtyard will have a greenhouse where tenants can garden year-round.

Other perks will include a gourmet catering kitchen, a library, co-working spaces and on-premise dry cleaning, apartment cleaning and dog walking services.

“There is no building in New York City that matches the lifestyle programming and incredible slate of amenities offered at ARC,” Lightstone President Mitchell Hochberg said in a statement.

Rents for the building’s mix of studio, one- and two-bedroom apartments have not been finalized yet, a spokesman for the company said.

Just a few blocks south, another developer is building three high-rise luxury towers with more than 1,800 apartments between them that will start leasing this fall.

That project, called Jackson Park, is under construction along Queens Plaza South and Jackson Avenue and will consist of three buildings measuring 42, 44 and 53 stories high, according to developer Tishman Speyer.

There will also be a standalone, five-story “amenity clubhouse” with a rooftop pool, renderings show, as well as a private, 1.6-acre park located in between the buildings.

Rents for the project have not been finalized yet, a spokeswoman for the developer said. Leasing will start this fall and residents are expected to be able to move in by the end of the year.
