Reveal for 22-43 Jackson Avenue, Long Island City

YIMBY previously reported on preliminary plans for a new mixed-use development coming to 22-43 Jackson Avenue, in Long Island City, Queens, back in April of 2016. Now, we have the first rendering of the project, which is being developed by the Feldman Family’s Circle F Capital.

Job applications filed for the site in March list the total construction floor area at north of 120,000 square feet. The net numbers break down to 63,956 square feet of residential development, and 11,725 square feet of commercial space.

The residential component will be divided between 71 units, giving an average unit size of about 900 square feet. That would normally correspond to rentals, but Long Island City and the neighborhoods to the east can occasionally see condo developments with relatively small units, so that is not impossible here.

SRA Architecture + Engineering is behind the design for the building, which will markedly improve a small slice of the rapidly-densifying Jackson Avenue corridor. The envelope of the building will be mostly flush with the street-wall, enhancing the urban feel of the area, while the structure itself will be clad in white and grey. The result will not be particularly stunning in its own right, but it will still make for an attractive smaller building that helps the growing streetscape both aesthetically and functionally, thanks to the retail.

Work on the building is expected to begin this August, with a 2020 completion date anticipated. EB-5 financing was used for 20% of the project’s costs, which are said to total approximately $60 million.
