Permits Filed: 11-12 44th Drive, Long Island City

The blocks around Court Square in Long Island City are a forest of glassy towers, and another new mid-rise development is headed to the area. New building applications have been filed for a seven-story, mixed-use building at 11-12 44th Drive, between 11th and 21st streets

The project’s 49 apartments would be spread across 45,871 square feet of residential space, for an average unit of 936 square feet. A 4,100-square-foot commercial space would occupy the ground floor, followed by nine units apiece on the next five floors, and four units on the top floor.

There would also be an upper mezzanine for the first-floor retail, as well as a roof deck.

The building would also have a 24-car garage in the cellar (which isn’t required), bike storage, a gym, and a shared roof deck.

The Court Square subway station—where commuters can catch the 7, E, M, and G trains—is only a block away.

The developer is listed as Alice Welsh Corp, and Igor Zaslavsky’s Zproekt will handle the architecture. A single-story commercial building occupies the 12,500-square-foot site. Demolition plans have been filed, but not yet approved, to knock it down. The property doesn’t have any sale or mortgage records associated with it. That means it has not changed hands in the last couple of decades, or that its lot number recently changed and the city records linked to it may be difficult to find.
