Meet Long Island City’s Next Crop of Very Eco-Friendly Rentals

A big lot on Long Island City’s booming-with-development Purves Street is on its way to becoming 270 rentals. Upon breaking ground yesterday, building reps released a slew of renderings for 44-28 Purves Street. Developed by Brause Realty and Gotham Organization and designed by FXFOWLE (architects with experience in green building), the site includes a 35-story tower of market-rate studio, one-, and two-bedroom apartments as well as a two-story building with amenities, retail space, and a roof deck. The developers say the complex will use both solar and wind energy, aiming for a silver LEED certification—and a way to stand out among the neighborhood’s masses of new developments.

As for the design, apparently feng shui philosophy was used. That’s probably why they call one amenity a “landscaped serenity courtyard.”

Linking the two buildings is a recreational courtyard with a pool including a 50-foot lap lane. There is also a grilling and bar area with communal seating and grass that look onto a large weather-resistant movie screen. The grassy area may be used for outdoor yoga and meditation classes. This area flows seamlessly into the indoor lounge on the second floor of tower, which will have a full kitchen, fireplace, and comfortable social and work areas. The remainder of the amenity space on the second floor of the tower includes a private lounge / conference area with attached outdoor patio and a children’s playroom. In total, the project will possess over 8,300 square feet of indoor amenity space and nearly 17,000 square feet of outdoor amenity areas.

Beyond those amenities, the top floor of the tower has another communal space for tenants; that lounge has billiards, a wet bar, and a terrace.

It’ll be all eco-friendly when it’s done, but the lot was formerly a contaminated brownfield site. Remediation is underway, and then construction can really get underway.
