People are toting those little Arris totes around on these sunny weekends. Looks like sales in the first so-called "friends and family" round were good. The average sale price of listed units is up from $660 per square foot to about $713. That represents a massive value against comparable Tribeca lofts priced at ~$1100 per square foot (see the data -- Miller Samuel's data).

Of course, you get a lot more for your $713 in these parts -- you buy a whole lot of wide open spaces.
